Cedar Park Home for Sale

Cedar Park Home for Sale

The analysis of an overlooked property

Cedar Park Home for Sale. What's wrong with this picture?
Cedar Park Contemporary $449,950

What went wrong here?  This home has been on the market for 2 years. It's my wife's listing. Originally priced at $649,950 it has periodically been reduced and is now priced at $449,950. What went wrong?  Well,  if you remember, October of 2008 was the denouement of this country's financial debacle. The whole charade collapsed around all of us and very few homes sold through the following winter. Could this home have been priced to high to start with? That's certainly a possibility. A classic case of chasing the market down. But does it really make a difference? Not now. Not today. Not since the current price is $200,000 less than it was two years ago.

Why isn't it getting sold. Well, a funny thing happens to the thought process of real estate agents. After a home is on the market too long, many of them think that the house has a flaw that makes it unsalable and the quickly eliminate it from their list of what to show. If you are at all interested in a 3 bedroom  home with 2 full baths and two half baths, this just might be the bargain you need to see. It  may not have the floor plan you're looking for. two bedrooms are on the top floor and the 3rd is in the walk out basement.

In May the house sold subject to an inspection. The buyer asked for some repairs but then backed out for other reasons. The seller repaired the deck and fixed a sagging sewer line, and did the other things asked for. Why not? This house is ready to go. You may want some of the rooms a different color. How do you know unless you go see it.

In the 80's some suspect siding was used by some builders, but this home has had the siding replaced with real cedar. The dog run down the side of the house stays. I'm not going to mention the view of Lake Washington and The Cascade Mountains because there are a few telephone lines in it. Some people have commented that they don't like the wires. So now you know.

This house was built on site in 1985, one of two houses built on adjoining lots that year. This Cedar Park home is on a street to street lot. Many homes of this era were the garage door taking up the entire front of the house. Not here though. Access to the garage is on the street behind the home, it is a large two car garage with plenty of room for your skis and kayaks and whatever other toys you may have.

I'm not giving you a link to a virtual tour or anything. Here's the address: 11723 Exeter Ave NE, Seattle WA 98125. The NWMLS listing number is 102224.

If you want to see this Cedar Park home you can call your favorite broker, or you can call me. I'll show it to you in a minute. No questions asked. If you buy this home, I will be a hero to my wife and to these sellers.

Life doesn't get any better than that.

So give me a call. 206-524-3665. Humor me.

This home is not a short sale and not a bank repo.

Seattle: Cedar Park Contemporary with a view

Seattle: Cedar Park Contemporary Now $449,000

A $201,000 discount?

Cedar Park Contemporary Now $449,000Cedar Park Contemporary

This 1985 contemporary first came on the market for $650,000 on October 24, 2008, the day the market died here in Seattle. The sellers held out hope but the crash proved enduring. After several price reductions and open houses the property was givena rest. Recently it was put back on the market for $495,000, then reduced to $469,000.

At last, an offer. The buyer a single person with two children did a thorough inspection with sewer scope included, but walked before the seller could get bids on the work and make a decision. The seller did the work anyway and now has reduced the price to a sensational $449,000.

Agents are not showing this property. The cliche is that "there must be something wrong, if it's not sold by now." I encourage you to take a look for yourself. This home has three bedrooms, two full baths and two half baths. It is on a small lot with a nice dog run on one side of the property. Think easy care. A large two car garage has room for your kayaks. Notice the Lake Washington view and on a clear day the Cascades are gorgeous.

Give me a call and let's take a look. You won't be sorry you found this Cedar Park home.
